Fogged-up dual-pane units, cracked panes, and glass that no longer does the job it was specified for. In nearly every case the glass can be replaced without touching the frame, the trim or the wall.

The glass is replaceable. The window does not have to be
This is the single most useful thing to know before anyone quotes you. The glass in most windows sits in a frame that is still entirely serviceable. When a pane breaks or a sealed unit fails, the glass comes out and new glass goes in. Everything around it stays.
Replacement window companies rarely open with that, because the glass job is a fraction of the price of the window job.
It is also worth knowing what fogging actually is: the perimeter seal on an insulated glass unit has failed and moisture has got between the panes. The view is spoiled, and the insulating value is gone, but the frame is untouched by any of it.
Fogging between the panes means the sealed unit failed, not the window.

Seals fail under sun load
Insulated units rely on a perimeter seal holding two panes and a gas fill together. Intense, sustained solar load works that seal hard, and sun-facing elevations fog years before shaded ones do.
Thermal stress cracks
When one part of a pane bakes in direct sun while another sits in the shade of a frame or an overhang, the two areas expand at different rates and the glass can crack on its own. Homeowners nearly always assume something hit it.
Energy performance matters here
California takes glazing performance seriously, and a fogged unit has effectively lost its insulating value. Reglazing with Low-E is often the sensible moment to improve a west-facing room that never cools down.

Glass questions
Can you replace just the glass and not the whole window?
Yes, and that is most of what we do. The glass comes out of your existing frame and new glass goes in.
Will a foggy window clear up on its own?
No. The seal has failed and moisture is inside the unit. It may look better on some days than others, but the insulating value is permanently gone.
Is window defogging a real fix?
It can improve the appearance by drilling and venting the unit, but it does not restore the seal or the gas fill. We replace the unit instead, because that is the repair that holds.
My window cracked and nothing hit it.
Almost certainly a thermal stress crack from uneven heating across the pane. It is common on sun-exposed elevations here and it is not your fault.
Do I need tempered glass?
It depends on location. Safety glazing is required near doors, in bathrooms, at low sill heights and in large panes. We identify it at the estimate and supply the correct glass.
