Big patio doors fail differently to ordinary sliders
California builds for indoor-outdoor living more than anywhere else in the country, which means unusually wide openings, unusually heavy panels and multi-panel systems that have to stack or pocket cleanly. That is a lot to ask of hardware.
When one of these goes wrong, it rarely announces itself as a single fault. A panel drops slightly, so it drags; dragging wears the track; a worn track throws the interlock out; the interlock no longer seats, so the door leaks air and will not lock. By the time someone calls, there are four things to put right.
That is fine, and it is normal. But it does mean these doors need diagnosing as a system. Replacing rollers on a multi-panel door without checking interlocks, sill drainage and panel height gets you a door that drags again by next summer.
On a wide opening, a few millimetres of drop shows up as a door you have to fight.

Patio doors here are not a back door, they are a wall that opens. They get used constantly, left open for hours, and expected to close cleanly every time. That is a genuinely demanding duty cycle.
Wide openings magnify movement
The wider the door, the more a small amount of settlement or panel drop shows up at the closing edge. Openings that were dead square at build slowly rack, and a multi-panel door reveals it long before a single door would.
Sun on one elevation
A west or south-facing patio wall takes a punishing amount of sun. Vinyl components, seals and interlock gaskets go brittle years before their rated life, which is when the draughts and the dust start.

Patio door questions
My three-panel door only drags at one end. Why?
The panel has dropped slightly or the track is worn along part of its run. On multi-panel doors the fault is often in a different panel to the one that feels wrong, which is why the whole assembly needs checking.
Water gets in at the bottom of my patio door. Is that the door or the glass?
Usually neither. Patio sills have weep channels that drain rainwater back outside, and when those block, water backs up into the room. Clearing and resealing the sill normally fixes it.
Can you repair a pocket patio door without opening the wall?
In most cases, yes. Pocket systems are designed to allow panel removal from the opening, and we only go further if the internal carriage has failed.
The panels do not meet properly any more.
The interlock has fallen out of alignment, usually because one panel has dropped on worn rollers. Resetting panel height brings the interlocks back together.
Are big sliding doors secure?
They can be made so. Anti-lift hardware, auxiliary locks and correctly seated interlocks make a substantial difference on a wide opening.
